This morning marked a momentous occasion as construction kicked off for Carré Saint-Laurent, a mixed-use development that will revitalize the intersection of Montreal’s two traditional main streets, Saint-Laurent and Sainte-Catherine.
The new development is located at the heart of the Quartier des Spectacles and bordered by Rue Saint-Catherine to the north, Monument-National theatre to the south, Boulevard Saint-Laurent to the east and Rue Clark to the west. With a total area of approximately 25,000 m2, Carré Saint-Laurent will be home to offices, businesses, and cultural organizations (Phase 1), as well as a residential component (Phase 2).
The $115-million project features a 15-metre tall retail podium that stretches from the Monument-National to Rue Saint-Catherine, framing the Café Cléopâtre, along with a 38-metre tall southern cluster.
Les Halles Saint-Laurent
In summer 2019 Les Halles Saint-Laurent, a unique public market for food and related products, will set up shop on the ground floor of the complex. Managed by Société de développement Angus (SDA), the market will gather more than 50 independent merchants in a clearly defined space showcasing the very best in Quebec cuisine.
The entire southern cluster, some 14,000 m2 spread over the top eight floors, will be occupied by Quebec government offices. To complete Phase 1, a 175-spot, three-level underground parking garage will be built, featuring five spaces equipped with electric vehicle charging stations and more than 100 bike parking spots accessible via a dedicated bike access ramp.
The entire development is being planned to achieve LEED-CS certification, a reflection of Société de développement Angus’s commitment to sustainable development. Carré Saint-Laurent has already won the 2014 Prix Projet Vert award from Voir vert-Le Portail du bâtiment durable au Québec, in recognition of outstanding environmental performance.
Demolition work upcoming
The demolition of the two buildings currently standing in the northern and southern sections of the site will begin in the weeks ahead, and the southern façade will be dismantled and stored.
SDA’s partners for this project are Provencher_Roy (architects), Pomerleau (general contractor), SNC-Lavalin (structural and civil engineering), and SMI-Enerpro (mechanical and electrical).
The Carré Saint-Laurent development is made possible by Fonds Immobilier Angus (FIA), a fund established by Fondaction in partnership with SDA.
