KELOWNA, B.C.—A development company based in the Okanagan has released plans to build a major new condo development in the increasingly retirement-focused city of Kelowna, B.C.

Ariva Resorts, said earlier this week it plans to put shovels in the ground next year on a more than $100 million gated community that will include five five-storey buildings and about 200 units.

The development on about 12.5 acres of land caters mainly to downsizing retirees in a region of the province that’s seen its share of those over 65 creep up in recent years. According to the most recent census in 2016, 21.7 per cent of Kelowna’s population is at least 65, compared to 19.2 per cent in 2011. Across Canada, 16.9 per cent of people have reached traditional retirement age.

Ariva said the condo units will range from 1,250 to 1,760 sq. ft. Meanwhile, plans for a number of on-site amenities, including a pool, cafe, pickle ball courts and fitness centre, are also on the books.

Kelowna-based general contractor Team Construction is heading work on the project as the construction manager. Ariva said the five buildings will go up using woodframe construction and concrete for the parking levels.

Construction is expected to start next year and create between 200 and 300 jobs.
