Orion Construction to build new Bothwell-Accurate building

Century-old waterproofing, glazing and roofing specialist to consolidate its western operations in new building in Surrey, B.C.

Bothwell-Accurate, a nearly century-old waterproofing, glazing and roofing specialist with roots in Ontario, is consolidating its western operations in Lower Mainland B.C., setting up a Western Canadian headquarters in Surrey’s Campbell Heights Business Park.

The new commercial building will bring Bothwell-Accurate’s western office, warehouse and manufacturing operations under a single roof, while also providing space to double their local workforce and add important, skilled jobs to the community.

“It was the culmination of great partnerships that brought this project to life,” remarked Faizen Abid, western president of Bothwell-Accurate. “We’re looking to plant deep roots in the community. It soon became clear that building-to-purpose was the best option as we looked to make a long-term commitment to a region experiencing rapid escalation of property values and lease rates.”

With access to a growing labour pool and proximity to a strong transit structure, it is anticipated the new headquarters will accommodate up to 600 direct and indirect jobs in the region.

“When it comes to industrial space, the Lower Mainland is a challenging market,” explained Cavin Green, vice-president of operations at Cedar Coast, the project developer. “Companies like Bothwell-Accurate play a key role in B.C.’s economic bounce-back. We’re pleased that we could come to a creative solution centred around the client’s unique needs and timing, linked to their growth in this marketplace.”

The 100,000-square-foot facility will be built by Orion Construction, a Metro Vancouver contractor that provides full-service design, permitting and construction management for industrial developments in the region.

“This is a milestone project for us,” stated Josh Gaglardi, principal at Orion. “We are proud to support projects that represent the growth and diversification of the Metro Vancouver economy, and happy to have been a key player in Bothwell-Accurate’s expansion to Western Canada.”

The project, located at 3435 194 Street in Surrey, is being developed by Cedar Coast. Avison Young represented Bothwell-Accurate in securing the building by sourcing an off-market opportunity.
